Real Estate Lead Required in Dubai

The job holder should have the Network and build strategic business relationships with landlords and developers to identify new store site locations through in-depth market studies & negotiate contracts terms in line with the company strategy. Also, to achieve the return on capital investment (ROCI) targets and rent to sales ratios, within the overall business objectives for GCC (UAE, Qatar, Kuwait) market.

Responsibilities

Strategy Development and Implementation

Contribute to the design and lead the implementation of the real estate/ property management strategy for the assigned market in line with Magrabi Retail’s vision, mission and corporate objectives.
Ensure effective cascading of the departmental strategy into business plans to ensure vertical alignment and horizontal integration with other interfacing departmental strategies.
Manage the implementation of Real Estate Operations management policies, procedures and control, ensuring the procedural/legislative requirements are fulfilled while delivering a quality, cost-effective service, while meeting profitability targets.
Develop the operating budget for GCC market, seek approval and ensure effective management of all operations in compliance to the approved budget.
Operations Management

Plan and manage the specification/ analysis of research & development data to identify city/ site locations against the store model, and to provide a potential lease portfolio consistent with achieving targeted annual new site acquisitions.
Negotiate all terms and conditions of the lease agreement with landlord/ developers (new sites and lease renewals), consistent with protecting the company’s position and achieving a cost that is in line with the given rent to sales ratio.
Manage the development of the ROCI investment paper, liaising internally and externally to include all necessary information and projections so that the investment committee’s decision is commercially sound within the range of expected returns.
Contribute to the identification of opportunities for continuous improvement of Real Estate Operations management systems, processes and practices taking into account ‘international best practice’, improvement of business processes, cost reduction and productivity improvement.
Property Leasing

Coordinate and support the leasing administration process to ensure proper alignment with all necessary parties (internal and external) for both new leases and lease renewals to achieve agreements closure within the given time targets.
Coordinate and support the process of selection and negotiating leases, acquiring new business opportunities based on prevailing market rates, evaluation of properties and available properties in order to achieve the company objectives.
Relationship Development

Develop and maintain effective business relationships with all relevant internal departments and external entities such as real estate agents, government authorities and third party service providers etc with highest standards of business ethics, whilst promptly attending to all critical issues in-order to ensure the services required by the organization are delivered in the most effective manner.
Proactively network with real estate agents and property developers in the region in order to ascertain the prevailing market trends.
Stay updated of the local rental laws in order to determine the prevailing market rates for leasing value to support the decision-making ensuring achievement of market competitiveness and profitability.
Reports

Ensure that all relevant department reports are prepared timely and accurately and meet Magrabi requirements, policies and standards.

Qualifications and Education:

Bachelor’s degree in business administration or any other relevant field.
7 to 9 years of experience in Real Estate/ Leasing in Retail and/or Real-estate Developers
Strong knowledge of real estate products and tenancy & leasing services in GCC (UAE/Qatar/Kuwait) markets.
Arabic Speaker is a plus
