Leasing Manager Required in Dubai
Responsible for overseeing all aspects of leasing management, developing leasing plans to identify new clients, and negotiating with prospective tenants to maximize income in line with the business plan. Ensure proper tenant mix in the property in line with business strategy and market demand and to achieve desired company business objectives.
LEASING STRATEGY
Develop & implement leasing strategy & action plans aimed to maximize sales and increase the mall Value.
Sustain AAM income streams and maximize the total revenue generated to the maximum levels possible.
Manage the mall tenant mix in a proper manner to strengthen Al Ain Mall positioning
Undertake direct lease negotiations with targeted and approved prospects.
Maintain regular contact with key retail groups in the local market.
Develop and implement policies necessary for improving the profitability and efficiency of a leasing department.
RETAIL DELIVERY
Internal cooperation with Al Ain Mall concerned departments to ensure that the leasing process is in a smooth condition and to reduce the business loss opportunities to the maximum level.
Coordinate with the other departments to ensure that the retail delivery in international standards.
Maintain contact with lessees during their tenancy period to oversee their welfare and help resolve property issues.
BUDGETING & REVENUE RISK MANAGEMENT
Work closely with the finance team to obtain a proper evaluation/management to the forecasted revenue risk to guarantee the mall rights and avoid any consequences that might occur and properly have a direct impact on the business such as legal cases,
Budget set up & monthly accrual with the finance department.
MARKET RESEARCH & BUSINESS ANALYSIS
Market research and tenant mix analysis for better understanding & self-evaluation for the leasing strategy.
To prepare regular leasing reports, updating line managers on the overall leasing status and potential critical issues.
To understand market changes, including identifying new brands in the market and synergizing those brands with the relevant merchandise mix in MAF assets, assessing suitability.
REQUIREMENTS:
Bachelor degree in retail management/administration preferably with membership in MECSC/ICSC
Minimum 5 years of experience in the reputed shopping centers or malls of UAE/GCC
